In the resource area of our website I’ve added several videos created by CREA (Canadian Real Estate Association), OREA (Ontario Real Estate Association), and RECO (Real Estate Council of Ontario) as well as Royal LePage which highlight various aspects of real estate and the buying and selling process.

I particularly like the “Inside the Mind of a Realtor” as they really do reveal what goes on when asked “What do you think of… ”

So click on the pic or go to www.claudejobin.com, and from the resources menu select Buyers or Sellers or an organization to be presented with videos.

Decorating Mistakes that Can Hurt your Home’s Value

June 14, 2016 by Claude Jobin

presented by the molly & claude team realtors ottawa,

home-value-presented-by-the-molly-&-claude-team

Good points in this e-article. What can improve the value of your house what will not. What will facilitate it’s resale. Decisions that are very personal or very trendy are great if you intend on staying in your house for a long time or you can afford to change the kitchen cabinets when you tire of the turquoise doors.

Then there’s the costs! You will more likely recover the cost of a $100,000 kitchen in a detached home in a specific neighbourhood than in a modest suburban townhouse. Be conscious of your selections! Be in-sync with your area. And when in doubt call the Molly & Claude Team we can discuss your improvement questions.

Upgrade Your Home for Sale – On A Budget

June 1, 2015 by Claude Jobin

Upgrade Your Home for Sale

Upgrade Your Home for Sale

Ok, it’s time to sell, now what? What can you do to make your home more attractive to those potential buyers coming in the front door? Before they even get to the front door, how can you appeal to them from the curb? You want to attract the perfect home buyer, not repel them with things that could easily be fixed. Here are some ideas from Ottawa real estate agents on how to upgrade your home to attract buyers without breaking the bank:

Exterior

Why not greet potential home buyers with fresh spring flowers at the front door or along the porch? And nothing says that a home is well-cared for and loved than a freshly mowed lawn and cleanly swept driveway and walkway. Liven up the front of your house with a fresh coat of paint on the front door or garage entry. Don’t forget to fix the sticky keyhole. You may know the trick by now, but it’s a turnoff for potential home buyers to have to struggle to get in the front door. Buy a new knob and lockset.

Declutter

People won’t even notice the potential of your home if all they see is clutter everywhere they look. It doesn’t take a dime to declutter your home, but it will open up the space and welcome people into your home. Declutter the front hall and foyer closet. Continue through the house, but don’t clean it to the point it looks sterile. You want the home to look lived in, but cared for.

Kitchen

Your kitchen may need a bit of a facelift. You don’t need to invest in a lengthy and costly overhaul – itʼs amazing what some new door handles will do to spruce it up.

Windows

If you donʼt have the time, get a professional in to clean the windows inside and out. Donʼt forget to dust and clean the blinds. Freshly cleaned windows will help show off the efforts you put into cleaning up the exterior as well.

Bathrooms

Time to apply some elbow grease. Scrub grout, apply fresh caulking, and upgrade to a new faucet if necessary. Don’t overlook the toilet seat .A clean home speaks for itself, donʼt go heavy on the air-fresheners. Your potential home buyer will wonder what you are trying to cover up.

These small but important items will help make your home more attractive, and hopefully draw more and better offers on your home. If you would like any more suggestions to upgrade the look of your home, Ottawa real estate agents would be happy to help.

5 Reasons to Buy a Home in the Spring

April 3, 2015 by Claude Jobin

Buying a home is the most important investment you will ever make. There are many reasons why you may want to move. Whether you’re looking for a bigger home, downsizing, or looking to change neighbourhoods, the spring season is the perfect time to buy a home. Here’s why:

Ready for Summer

Imagine buying a home in late fall, and having to wait months upon months until you can enjoy your new backyard retreat, tend to that nice garden, or take a dip in the pool. When you buy a home in the spring, you have time to get settled into the house and get fully prepared for the fun experience of summer in your new home. By the time the closing date rolls around, you’ll be all set for a summer of fun in your new digs.

Less School Disruption

Late spring is one of the best times to buy a home if you are looking to minimize school disruption for children. Especially if you will be changing neighbourhoods, which necessitates changing schools, moving at other times of year can be quite problematic. A late spring home purchase means your children will be close to summer vacation by the time you move in. The whole family will be completely settled in and comfortable in your awesome new home by the time the next school year comes around.

Easier Access to Services

Do you want to rent a moving van on July 1st or try hiring movers for a September 1st move? Good luck! These are peak times for moving services, with university students and apartment renters driving up demand. Fortunately, when you buy a home in the spring you don’t have to compete with this high demand. Rates are more affordable and schedules are more open in the spring, with everything from moving companies to carpet cleaning to appliance delivery. Save yourself time, stress, and money with a spring move.

Financial Incentives

This spring is a great time to buy a home in Ottawa. Interest rates are excellent right now, and you’d be wise to take advantage while it lasts. There is also a lot of variety on the market right now, meaning you are more likely to find the right home for you and your family at a reasonable price.

Better Weather

Moving in the winter is no fun at all. From attempting to park the moving van next to head-high snowbanks to having to carry in boxes in freezing temperatures, the whole process can be quite miserable. When you buy a home in the spring, you avoid these problems all together. Have a more pleasant move without the snow, frigid temperatures, and dangerous driving conditions of winter.

Find your dream home by beginning the search for a home this spring.

Preparing Your Home to Sell

March 20, 2015 by Claude Jobin

preparing-your-house-to-sell

If you want your home to move quickly and return the best purchase price, there are many things that you can do to help make this happen. Ottawa realtors recommend making your home stand out with this home preparation checklist:

Ask for Outside Eyes

When you’ve lived in your home for an extended period of time, it can be difficult to see your home from the perspective of a buyer. Enlist outside help (whether a friend, neighbour, realtor, or home staging expert) to tour your house through the eyes of a potential buyer. They’ll point out things you may not notice. Take their advice and prepare the home to impress potential buyers during a showing.

Declutter

Since you’re preparing to move in any case, now is a great time to declutter and make rooms, closets, and storage spaces appear cleaner and clutter-free. Not only will this help the “feel” of your house, but it will also make rooms and spaces appear larger. You can quickly learn what items are essential and what’s just taking up space in your home, and this will have the added bonus of keeping your new home clutter-free as well.

Spring Cleaning!

Cleaning is a cost-effective way to improve the look of your home. If you’re not one for deep cleaning, enlist the help of professional cleaners. Ottawa realtors recommend giving extra care to things that you may skip on regular cleaning days – we’re talking baseboards, walls, and doors. Bathrooms and kitchens, in particular, should be spotless. The last thing you want to do is turn an excited buyer away because of grease spatter on kitchen tiles or dust on blinds.

Small Repairs

There are many small repairs you can do which won’t take much time or money, but which will improve the appearance of your home. Make sure all light bulbs are functioning, fix that leaky faucet, and tighten that wobbly banister. If there are big repair issues (especially with the roof, foundation, or electrical issues), consult a professional for an estimate. You may be able to get a good return on investment, especially if you address the problem early.

Depersonalize and Beautify

When a potential buyer walks into your house, you want to them to feel like this could easily be their future home. You want them to happily picture living in the home. You can better help them visualize the space by removing especially personal items and knickknacks, like your wind chime collection. Beautify the home by adding a fresh coat of paint and mowing the lawn.

Ottawa realtors recommend these easy steps to prepare your home to sell. Improving the look of your home and amazing potential buyers as they walk in the door is that easy!

Claude and Molly are truly amazing!

I live very far out of town and needed an Ottawa real estate agent after my father died.
I picked them after looking online.

Well I picked the right ones! They were and are extraordinary. Because I live so far away our family needs for cleaning the house out and getting it ready to sell were huge, and to me, insurmountable.

I couldn't have done it without them, and to top this off, they are friendly and just great people. Thank you so much Claude and Molly.

All the best, Rachel

You’re fantastic!

Allan

A huge Thank YOU

You did a yeoman's service with helping us find and buy our house.
We are so grateful for your insights and patience.
It was a big learning curve (and I am still trying to figure out why milk is in a bag . . .) I look forward to hanging out, I mean possibly working with you when I arrive here full time;-) In the meantime, thank you again from us both. Arica and Eric

Fortunate indeed to have met Molly Hoyle

Over the past couple of weeks we were very fortunate indeed to have met Molly Hoyle.
We were selling our home and Molly brought her client to view it knowing it would be a home that they would be interested in....which by the way they were as they did end up purchasing. It was our fortunate luck that we met Molly through this endeavour. My husband and I were selling our house with Grapevine and as we are not experienced sellers there were a few times we were very close to just taking it off the market and staying here. Her experience, knowledge, kindness to us, her understanding that this was a difficult decision especially for my husband made the whole difference for us. Molly's professionalism and expertise, her ability to 'walk a fine line' while working for her client and yet to be so kind and gentle with us was amazing. We feel the whole experience gave us the opportunity to meet and talk with Molly and to value her knowledge. You can be assured that we will highly recommend her to any of our friends who need a conscientious, honest, trustworthy realtor. Sadly we will miss talking with Molly but we only wish her the very best in the future and say 'thank you Molly' for all her help and support. Sincerely, Lenore and Ralph

I really appreciate your hard work,

I will refer you and Molly to friends and family if they are looking to sell. Yana
